Renting from us is a simple four step process
Specify your needs If you would like to use our service we ask you to complete the application form and submit it to us online.( click the submit button at the bottom of the form ) If your browser is not compatible with our website form then please contact us via email or phone and we will send you a word format document to fill in returning it to us either electronically over the Internet or by post or fax The online form is available here (go to form) On this you can specify what you are looking for, how much you are looking to pay and the dates for which you require accommodation. You should also tell us any specific needs or problems (disabilities, smokers, children, music etc.) which might have a bearing on the location and style of property you need. If you have an institute or college you access every day then you should tell us about that too, so we can select the most convenient location for you. This does not put you under any obligation to use our service or form any sort of contract with Sabbatical Homes UK Select your choice We will reply to you with details of properties that closest match your specification in terms of accommodation, location and dates (not always more than a choice of one or two). In most cases you will be able to view details and pictures of the property by going to the property details section of the website. In some cases we may offer you a property which has just been registered and may not have pictures uploaded to the site yet. In those cases please feel free to contact us and ask for more details. We ask you to decide quickly on the choices offered. If you want photos or more specific details than those we supply then we will do our best to oblige. At this point we will require written character references and confirmation of your employment from your University or Institute
Pay the deposit and rent# Once you have chosen a property and we have confirmed that it is available for rent, we will send you a pre tenancy agreement outlining all the relevant details of your let. ( Rental Period, Total Rent Amount, Security Deposit Amount, Administration Charge Amount, Details of any additional costs or charges ). Once you have sent back a signed confirmation that you agree to the details outlined in the pre tenancy agreement, we will then send you a tenancy agreement for signature. You must sign the tenancy agreement and pay the security deposit, first rental# and administration charge before arrival. All financial transactions are in Pounds Sterling (GBP) preferably by electronic transfer, bankers order or international money order. We require cleared funds for the landlord before the tenancy starts.
#Payments - Sabbatical Homes Administration Charge ( New Prices from July 1st 2008 ) All Bookings confirmed before July 1st 2008 will be charged at the old rate ( green prices ) For lets between One week and Four Weeks Deposit equal to four weeks rent plus total rent in advance and a one off administration charge of £195. ( £175 ) For lets between Four weeks and Ten Weeks Deposit equal to four weeks rent plus four weeks rent in advance and a one off administration charge of £165. ( £150 ) For lets over 10 weeks Deposit equal to four weeks rent plus four weeks rent in advance and a one off administration charge of £150. ( £135 ) Our normal minimum rental period is four weeks. It may be possible to rent for periods of less than 4 weeks, depending on how it fits in with other lettings. There is normally a premium on the advertised prices of around 40% for a very short let. The security deposit is refundable and will be repaid to you once all telephone, utilities cleaning and laundry and other charges are settled, and that no damage or breakages have occurred. The property should be left in the same condition as it was found. The tenant is sometimes liable for council tax, though we try to encourage landlords to include this in the rent. Please note that the security deposit it not a substitute for any part of the rent. Move In Rentals can start and finish on any day of the week but a full week rental will be due. NB. Anything less than 10 weeks is generally more expensive per week than lets of 10 weeks or more. The minimum four week period is usually only available as a fill in between rentals, and not many are available. All transactions are carried out under UK law except where prohibited by international usage. Short term and holiday letsUsually, we only provide homes for a minimum of four weeks. But family homes can be a cheaper and more convenient alternative to hotels and guest houses. They do tend to only be available during the UK school holidays: i.e. the period around Christmas and the New Year, Easter and mid July to end of August. Some other dates can be available with the short term letting of the homes of people whose main residence is outside of London. This includes writers, artists, foreign corespondents, musicians, actors, TV and film workers and other freelance people. The one thing they have in common is not wishing to use a high street letting agent. Lettings can start and finish on any day of the week but a full week has to be paid for. The accommodation is for the lessee and immediate family and must not be used as a hotel for friends and extended family. The usual conditions of rent in advance, deposit and fee apply. Other terms and conditions We ask all tenants to treat the property with normal care and consideration and to respect neighbours' rights and privacy. You may be living in closer proximity to other people than you are used to and although most people are fairly tolerant the decencies have to be observed. |
