Property Rental Only Fees

The Sabbatical Homes fees is based on a % of the rent actually achieved. Our fees cover :

  • Securing a suitable tenant
  • Obtaining reference and proof of employment where applicable
  • Preparing the Pre Tenancy Letter and the Tenancy Agreement, firstly for the landlord’s approval and signature and the tenants’ signature.
  • Collecting from the tenant rental payments and the security deposit called for under the Agreement.  ( We supply a monthly statement to our landlord via email and forward rent directly  to you, or to your Building Society/Bank account, via electronic bank transfer.
  • We meet the tenants when they arrive at the property, read meters and show them how things work.
  • We see the tenants out at the end of the tenancy, read meters and arrange for end of tenancy cleaning and laundry.
  • Where applicable arrange for Professional Inventory by third party ( additional costs apply for the Inventory )

Medium / Long Term Lettings ( Over 10 weeks )

  • Our charge is 10% plus Vat of the Gross Rent

Short Term Lettings ( 10 weeks and under )

  • Our charge is 15% plus VAT of the gross rent.

Administration / Paperwork – Going Green

As of June 1st 2012 all paperwork, ( Invoices, Rental Statements, End of Tenancy Accounts, Utility Accounts ) will be sent digitally via email, using Word and Excel file formats. As part of our Green Initiative we will no longer output to paper unless specifically requested. Please ensure we have your current email address.

Returning Tenants

In the event that one of our client tenants or any other client introduced by Sabbatical Homes Ltd, contacts you directly to rent your property, should you decide to not use Sabbatical Homes Ltd, you will still pay us an introduction fee equal to 12.5% plus Vat of the total rental value.

Fees When Property is Occupied

The Sabbatical Homes Property Management fees is based on a % of the rent actually achieved. We are happy to management your property regardless of whether the tenant has been secured directly by us, through another agent, or by the Landlord directly

Our fees cover :

  • Manage the receipt of rent and security deposit from the tenants. Hold the security deposit and register deposit with TDS ( if applicable )
  • Payment of rent to the Landlord and produce monthly statements
  • Liase with tenants throughout their stay handling any repair or maintenance issues, paying contractors on the Landlords behalf.
  • Our charge is 5% plus VAT of the gross rent plus 10% plus VAT of any contractors bill or purchases made on the Landlord’s behalf.

Fees When Property is Not Occupied

Our fees cover :

  • Checking on the property on a monthly basis
  • Handling any repair or maintenance issues, paying contractors on the Landlord’s behalf.
  • Arrange access to third party agents or contractors on request of the Landlord

Our charge is £24 Inc Vat per hour per visit plus 10% plus VAT of any contractors bill or purchases made on the Landlord’s behalf.

Lettings Completion Charge

On April 6th 2007 the government’s new Tenants Deposit Scheme came into force. Sabbatical Homes has taken all necessary steps to comply with this new legislation. As part of this compliance we have :

  • Joined the National Association of Estate Agents (NAEA).
  • Taken out Professional Indemnity Insurance.
  • Joined the NAEA Client Money Protection Scheme
  • Joined The Dispute Service (TDS) an Insured Scheme for Tenants Deposits as defined by the new legislation requirements.
  • Joined the Ombudsman for Estate Agents Scheme

The result of having to comply to all this new legislation is that there will be a small administration charge of £30 Inc Vat which will be charged on each new letting  to the landlord by way of a Lettings Completion Charge. This figure will be deducted from the first rental payment.

Other Costs or Fees

General Non Managed Service Fees

Where Sabbatical Homes carries out work on behalf of a Landlord, our time related charge out fees are as follows:

  • First Hour £60 Inc Vat
  • Subsequent Hours £36 Inc Vat

These charges only apply if charges are for services outside those already listed in our fees and charges section.

Purchasing of Items / Managing Building Works

In addition to a time charge Sabbatical Homes will charge a fee equal to 10% of the value of the goods purchased. This fee includes transaction costs from the bank for processing payments in and out of our bank accounts.

Inventories

We don’t tend to produce inventories for our properties due to the nature of our short lettings, however for letting which fall under an AST and protected by the Tenants Deposit Scheme TDS, it is advisable to have a third party Inventory Company to produce a Check In and Check Out Inventory as part of the lettings procedure.

The cost is normally shared between the Landlord and the Tenant. The Landlord pays for the Inventory Check In, The Tenant pays for the Inventory Check Out. This should be discussed on a case by case basis. Approximate cost to each party is £240 including Vat ( Cost varies according to size of residence )

Sabbatical Homes can arrange for a professional inventory company to carry out this work, and arrange payment on the landlords behalf.

It is the Landlord’s duty to satisfy him/her self as to the accuracy of any inventory, be it your own or a professionally prepared one. Sabbatical Homes cannot accept any liability for any claim arising out of an inventory dispute.

Our Time Charge is £36 Inc Vat for arranging the Inventory check in and attending while Inventory is taken

London Congestion Charges

When seeing tenants in on arrival or out on departure, we do not pass on the charge currently at £11.00, as we have accounted for it in the tenant’s administration charge.

We will only pass on the charge when we have to visit the property as part of our management duties, or if we are not managing, where we have to visit the property to sort out any problems.

Pre Tenancy Cleaning

Sabbatical Homes can arrange for your property to be cleaned in advance of any tenancy, the cost depends on the number of hours and whether it is done on weekdays, weekends or Bank Holidays. Rates are normally between £12 and £16 per hour, plus laundry and pressing costs.

Our charge is £48 Inc Vat for arranging and checking cleaning on your behalf

 

Property Sales

Sale of Property

In the event that one of our client tenants or any other client introduced by Sabbatical Homes Ltd purchase property owned by you, we will charge a sales commission of 1% plus Vat of the total value of the transaction.

Search and Purchase of Property

Sabbatical Homes now offer a property acquisition service. Our service for non resident clients wishing to purchase property within the United Kingdom includes searching for the required property from a given brief, showing the properties, negotiating the price on behalf of the client, arranging for surveys, solicitors, and completion. The cost of this service is 0.5% plus Vat of the agreed purchase price up to £1,000,000 of the property value and then 0.25% on the value above £1,000,000.

Refurbishment, Design and Build

Sabbatical Homes now provides a full refurbishment service to clients wishing to redecorate, update or re-model their property. From arranging all service trades, to design and build, Sabbatical Homes can manage the whole project. The cost for this service is 10% plus Vat of the total cost of the work carried out.

Internal Complaints Procedure

IN-HOUSE COMPLAINTS PROCEDURE

We are committed to providing a professional service to all our clients and customers.  When something goes wrong, we need you to tell us about it.  This will help us to improve our standards.

If you have a complaint, please put it in writing, including as much detail as possible. We have eight weeks to consider your complaint.  If we have not resolved it within this time you may refer your complaint to The Property Ombudsman.

What will happen next?

  • We will send you a letter acknowledging receipt of your complaint within three working days of receiving it, enclosing a copy of this procedure.
  • We will then investigate your complaint. This will normally be dealt with by the office manager who will review your file and speak to the member of staff who dealt with you.  A formal written outcome of our investigation will be sent to you within 15 working days of sending the acknowledgement letter.
  • If, at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
  • We will write to you within 15 working days of receiving your request for a review, confirming our final viewpoint on the matter.

Please note the following:

You will need to submit your complaint to The Property Ombudsman within six months of receiving our final viewpoint letter, including any evidence to support your case.

The Property Ombudsman requires that all complaints are addressed through this in-house complaints procedure, before being submitted for an independent review.
